Survey before price

We look at the building itself, roof, walls, floors and services, before a figure goes on paper. A renovation quote guessed from photos is a quote that changes later.

Structure first

Roofs, lintels, joists and damp get sorted before a single finish goes on. Decorating over a structural problem is money spent twice.

One team, start to finish

The same team runs the job from strip-out through to the final coat, so nobody is waiting on a subcontractor who has moved on to another site.

Traditional and modern methods

Lime work, stone repair and slate on the older stock, and modern insulation, membranes and heating alongside it. The building decides which is right, not habit.

Occupied or empty

We work around families still living in the house when that is what suits, phasing rooms so there is always a kitchen and a bathroom in use.

Written stages and costs

You get the programme in writing with the stages set out, so you always know what is happening this month and what it costs.

How long does a full house renovation take?

For a substantial Highland property, most full renovations run from three months to the best part of a year, depending on how much structural work the building needs and whether you are living in it. We give you a stage-by-stage programme at quote stage rather than a single optimistic finish date.

Do you take on properties that other builders have turned down?

Regularly. Large, awkward and remote properties are the work this team is built around, including a shooting lodge renovation running through to 2029. If a job has been turned down for scale, access or complexity, it is worth a call.

Can you handle the planning and building warrant side?

We work alongside your architect or surveyor and can point you to people we have worked with in the Highlands before. Building warrant work is normal on renovations of this size and we build to what is approved.

What happens if you find something unexpected once you open the building up?

You get told the same day, with the options and what each one costs, before anything is done. Old buildings hide things. The difference is whether you find out at the time or on the final invoice.

Do you work on listed or traditional stone properties?

Yes. Stone, lime mortar, slate and sash windows are common across the Highland stock and we handle them with the materials they were built with rather than modern substitutes that trap moisture in the wall.
